Turn your roadside property into an income opportunity.
Earn $1,000–$3,000 annually for qualifying locations.
If you own land along a busy road, a small portion of your frontage may be able to generate recurring annual income — while you keep farming, operating or enjoying the rest of your property.
Approved properties under a signed lease only, subject to permits. Premium compensation depends on negotiated terms and qualifying advertising revenue.
How much could your property earn?
There are two ways a location can be paid, depending on how valuable it is for advertisers.
$1,000+ per year
Every approved location under a signed lease earns a minimum of $1,000 per year. It's a straightforward annual payment for hosting a billboard on a small piece of your roadside land.
Up to $3,000 per year
Locations with especially strong traffic and visibility may be eligible for revenue-based compensation: up to 20% of the billboard's qualifying advertising revenue, capped at $3,000 per location per year.
Premium example (illustration only — not a quote)
| Board's annual ad revenue | 20% share | Your annual payment |
|---|---|---|
| $8,000 | $1,600 | $1,600 |
| $12,000 | $2,400 | $2,400 |
| $20,000 | $4,000 | $3,000 (annual maximum) |
The 20% revenue share is how a premium payment is calculated — it is not paid on top of the $3,000 maximum. Your actual percentage, how revenue is defined and when you're paid are set out in your negotiated lease.
What affects your payment
- Traffic exposure — how many vehicles pass the location each day.
- Visibility — sightlines, viewing distance and how long drivers can see the board.
- Advertising potential — demand from local and regional advertisers for that corridor.
- Negotiated lease terms — term length, footprint, access and other agreement details.
Compensation disclosure: Payments apply only to properties approved by Landmark Outdoor Advertising and placed under a signed lease agreement, and are subject to all required permits and approvals. Standard approved locations start at $1,000 per year. Premium compensation of up to 20% of qualifying billboard advertising revenue depends on negotiated lease terms and is capped at $3,000 per location per year; it is not paid in addition to that cap. Submitting a property does not guarantee approval or payment.

Common questions.
How much will I receive annually?
Approved standard locations under a signed lease start at $1,000 per year. Premium locations may earn up to 20% of the billboard's advertising revenue, to a maximum of $3,000 per location per year. Your exact amount depends on traffic exposure, visibility, advertising potential and the terms of your lease, and is written into your agreement before anything is built.
What qualifies as a premium location?
Premium locations are sites with strong advertising value — typically high daily traffic counts, long clear sightlines, frontage on a major highway or busy county road, or proximity to a town entrance or commercial area. We assess every site individually; whether a location is premium is confirmed in writing as part of your lease offer.
How does the 20% revenue-sharing arrangement work?
For premium locations, your annual payment is based on up to 20% of the qualifying advertising revenue earned by the billboard on your property, as defined in your lease. The total is capped at $3,000 per year — the revenue share is how a premium payment is calculated, not an extra payment on top of the $3,000 maximum.
For example (illustration only): if a board earns $10,000 in qualifying advertising revenue in a year, 20% is $2,000. If it earns $20,000, 20% would be $4,000, but the payment is capped at $3,000. The exact percentage, how revenue is defined and how payments are made are set out in your negotiated lease.
Who pays for installation and maintenance?
Landmark Outdoor Advertising is responsible for the billboard itself — design, permitting, installation, advertising sales, and ongoing maintenance and repairs. Landowners are not asked to pay for the structure. Responsibilities are spelled out in your lease.
How much land is required?
Very little. A billboard typically needs a small footprint for its posts or base near the road, plus reasonable access for installation and occasional maintenance. The exact area depends on the sign size and on municipal setback rules, and is identified in your lease so you know precisely what portion of your property is involved.
Do I need to obtain permits?
No — Landmark handles the permit process. Depending on the location, billboards may need approval from the local municipality, the county and, near provincial highways, the Ministry of Transportation. As the owner you may be asked to sign a consent form supporting the application. If required permits can't be obtained, the location doesn't proceed.
How long are billboard lease agreements?
Billboard leases are long-term, multi-year agreements, because installing a permanent structure is a significant investment. The specific term, renewal options and any termination provisions are negotiated and written into each lease, and we encourage you to review the agreement with your own lawyer before signing.
What happens if my property does not qualify?
Not every property is a fit — traffic, sightlines, zoning and sign bylaws all play a role. If your property doesn't qualify, we'll let you know. There's no cost or obligation for submitting, and we may keep your details on file (with your permission) in case rules or advertising demand in your area change.
